Short answer: South Beach isn’t a different place from Miami Beach.
It’s a neighborhood inside the city of Miami Beach, the southern end of the island below Dade Boulevard.
So the real question is which part of Miami Beach to stay in.
Pick South Beach for the Art Deco streets, Ocean Drive and the nightlife.
Pick Mid-Beach or North Beach for more space and quieter nights.
And neither one is Miami.
That’s the mainland city across Biscayne Bay.

The old version also listed the Wynwood art district as a South Beach draw.
It isn’t in South Beach.
Wynwood is a Miami neighborhood, on the mainland north of downtown.
How Miami Beach is laid out
Miami Beach is its own city, with 82,890 people at the 2020 census.
It sits on natural and human-made barrier islands between the Atlantic Ocean and Biscayne Bay.
I find it easiest to think of it in three chunks:
- South Beach (SoBe): the southernmost 2.5 square miles, from South Pointe Drive up to Dade Boulevard, around 23rd Street. It was the first part of Miami Beach to be developed, back in the 1910s. About 39,000 people lived there in 2010.
- Mid-Beach: neighborhoods like Oceanfront, Bayshore and Nautilus. Farther up Collins Avenue, around 43rd to 53rd Streets, you hit the big mid-century hotels, like the Fontainebleau and the Eden Roc.
- North Beach: North Shore, Biscayne Point, the Isle of Normandy and more. Several of its neighborhoods became historic districts in 2018.
Here’s what makes the choice easier.
The city runs a free trolley with four routes: South Beach Loop, Middle Beach Loop, Collins Express and North Beach Loop.
It’s the bus, basically.
So staying north doesn’t cut you off from SoBe.
Stay in South Beach if…
You want to walk out the door into the scene.
South Beach holds the Art Deco Historic District, listed on the National Register in 1979.
It has hundreds of hotels and apartment buildings from 1923 to 1943, between 6th Street and Dade Boulevard.
People call it the world’s largest collection of Art Deco architecture, and honestly, you’ll see why from any corner of Ocean Drive.
Lummus Park runs along Ocean Drive from 5th to 14th Street.
Lincoln Road, mostly pedestrian, runs between 16th and 17th.
The 12th Street beach is a longtime favorite of the LGBTQ community, with a rainbow lifeguard tower (more in our guide to Florida’s gay beaches).
My tip: if you want South Beach without the 2 am noise, look at South of Fifth (SoFi), the blocks below 5th Street, down to South Pointe Park.
You’re still a walk from Ocean Drive.
You just aren’t sleeping on top of it.
Stay farther north if…
You’d rather have room on the sand and a quieter night, or you’re bringing kids.
South Beach ends at about 23rd Street, but Miami Beach keeps going north through Mid-Beach and North Beach, past the big mid-century hotels on Collins Avenue.
I’d ride the trolley down for dinner and ride it back.

The March factor
If you’re going in spring, this matters more than anything above.
Miami Beach’s 2023 spring break saw two fatal shootings.
After that, the city cracked down hard: $100 parking for nonresidents, license plate readers on the roads into the island, early beach closures.
In February 2026, City Manager Eric Carpenter put it bluntly: “We are still very much broken up with spring break with no interest in ever getting back together.”
The 2026 rules were a bit looser, but still real:
- Nonresidents paid $40 in South Beach garages, and the city could raise it to $100.
- Security checkpoints went up at beach entrances, Thursday through Sunday.
- Towing a nonresident’s car cost $548.
- On two March weekends, cars could only enter Ocean Drive at 15th Street and leave at 5th.
So if you’ve booked a March trip and you’re not a local, I’d stay in Mid-Beach or North Beach and keep the car parked.
My pick
- First trip, want the full scene: South Beach, ideally the SoFi end.
- Families or light sleepers: Mid-Beach or North Beach, plus the free trolley.
- Going in March: anywhere north of the Deco district. Check the city’s rules first.
